Alexis DeLuca joined us on January 14 to discuss the Grosse Pointe real estate market.

Alexis DeLuca, Associate Broker at Real Estate One and President of the Harper Woods/Grosse Pointe Chapter of the GP Board of Realtors, spoke to the Club on January 14th, 2025, on the state of the Grosse Pointe real estate market. The Grosse Pointe Board of Realtors is a trade association of Realtors affiliated with the National Association of Realtors and composed of several chapters, including the Harper Woods/Grosse Pointe Chapter. The entire Board comprises nearly 1,900 Realtors, corporate partners and affiliates in Wayne and Macomb Counties.

Alexis took us through some trends relating to Southeast Michigan single family home listings and sales compared to listings and sales in the Pointes. These show that while listings in SE Michigan for 2023 and 2024 were flat, listings in Grosse Pointe were down 10%. Average sale prices in Grosse Pointe were up 18% compared to an increase of 9% for SE Michigan. Alexis cited the many benefits of the Grosse Pointes and the lack of inventory coming on the market, particularly single-story homes.  Although sales were down in 2024, showing were up, especially in the upper end of the market, showing that demand remains high.
